Flat for rent - Βουδαπέστη

Cosy, open-plan studio flat (33 sqm) in the centre of Budapest and the "party district". Transportation, museums, restaurants, cafés, pubs, the river Danube and other the main attractions are in walking distance. However, the flat and the house is a quiet and calm place to stay thanks to the thick brick walls, inner garden and the local residents. It is available for a three months or longer rent. It is a convenient option for students, professionals, or travellers.

The flat is located in a quiet street. It's mainly a residential area where being quiet and behaving normally is a requirement. However, the flat is also in the middle of the "party district" that provides plenty opportunity to hang out.

For digital nomads (distance / remote working) this is the right place. The flat is arranged in a way that supports your online work. The hight of the desk is adjustable not only for you hight, but for working standing, too. You're provided with an external monitor and broadband wi-fi. (Cable is also available on demand.)

The accommodation is equipped with a double bed, kitchen appliances like microwave, fridge, a coffee maker, or a hand-mixer. In the bathroom there's a bath where you can also shower. You can pull up your bike with the bike-lifter and store it safely within the flat. Please be aware that the water heater at the moment can provide up to 60 litres of hot water and it's reheated 3 times a day. It is enough for one full baths, or for two-three quick showers and washing up the dishes. The reheating times are at night (two times) and during the day about 3pm. Normally for one person this never causes any problems, if there are two tenants they need to use hot water in a non-excessive way.

The flat is in a historical building that was built in 1894 out of bricks and wood. It was refurbished to maintain and restore its historical style and meeting today's standards at the same time. Please take a look at the photoes. The flat is surprisingly spacious to its size, the ceiling is 4 metres from the floor.

Trees and a garden is the scenery through the windows from the 1st floor (in the European/U.K. system. In the U.S. system it's the second floor). Although there are only 26 steps on the stairway from the entrance, there is no wheelchair access or an elevator. If your mobility is reduced I strongly suggest not to rent this flat.

Aircon will be fitted next spring. Between September and springtime it's not needed.

As part of the contract, on your day of moving in I'll take high resolution, detailed pictures of the studio flat. Tenants have to make sure the flat is in the same condition when they leave. For any damage the tenant is liable.

Please be aware that your booking will be confirmed only if your identity and background can be checked and confirmed.

Please be aware that once the tenant moves out, the owner / landlord does not take any responsibility for any of the tenant's belongings that was left in the flat.

Please be aware that for any damage in the property or in any person while staying at the flat is solely the tenant's responsibility.

Please be aware that the exact date and time the landlord hands the keys to the tenant, high resolution photoes will be taken of the whole flat to provide evidence on the condition/state of the flat. The tenant has to undersign an amendment of the Flatio contract where the tenant takes responsibility for returning the flat back to the landlord in its original state/condition as soon as the contract ends and that the tenant takes full financial responsibility for any damage in the property or any delay in moving out from the flat.

What happens after I make a reservation?

Once you send a reservation request, the landlord is notified that you are interested in their offer. From that moment, they have 24 hours to approve or reject your reservation.

Landlords are mainly interested in the profile of their tenant. Do not forget to fill in all necessary information, add your profile picture, or even make a short video about yourself. Doing that will make you more attractive for the owner and your reservation will more likely get approved.

What is the standard furnishing of flats?
All the apartments on offer on Flatio must meet certain standards. We require fully furnished and equipped ones, dishes, cutlery and internet connection included.
What is a medium-term rent?
The duration of a medium-term rent is usually 1 to 12 months. Most of the landlords offer long-term rents or rents for just a few days, therefore getting a medium-term rent without Flatio is not that easy.
Can I go through the contract before I make a reservation of the housing?

You can take a look at the contract in advance and online with every offer. After you sign it, you will find it in the application My Housing.

While arranging a contract on Flatio, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the landlords on Flatio.

Can I see my chosen accommodation in person before I sign the lease agreement?

Your time is precious. That's why we've added a virtual tour option to our platform so you can see some of the rentals listed on Flatio from the comfort of your own home.

If a virtual tour isn't available for the accommodation you've chosen, you can contact the landlord and ask them if they're willing to give you a personal tour of the rental unit.

In the event that you move in and the rented accommodation doesn't match the information on Flatio, let us know as soon as possible!

If the conditions for the withdrawal are met and the landlord can't fix the issue immediately, you have the option to withdraw from the lease agreement with a full refund. We'll also actively help you find an alternative accommodation and remain by your side until everything is fully resolved.

How can I pay?

How can I cancel my reservation?

How you can cancel a reservation varies depending on what stage the reservation is in.

Is your reservation request still waiting for landlord approval? Then you can simply cancel it directly from your My Housing web app!

However, suppose the owner has already approved your reservation request, and you are no longer interested in it. In that case, you can still cancel the reservation before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the landlord accepts your reservation, their property is stopped being advertised, and they can lose the chance to rent their property to someone else.

Do you have an approved reservation and also a valid agreement? In order to cancel your reservation, contact Flatio customer support well in advance of your contract beginning (the specific time and amount of refund depends on the type of cancelation policy).
